Downtown San Diego Condos: Fantasy vs Reality
Saturday, June 5, 2010 at 10:30AM Sometimes fantasty and reality collide. This may be one of these times. Take a look at this graph for Downtown San Diego sales statistics. You will see there is a 44% pricing discrepancy between what is listed for sale as compared to what has actually sold. I think what this means is that the lower end of the market priced under $450,000 is what is really selling.

We have sold two Downtown San Diego condos last week. Both units are builder units. We showed our buyers a plethora of inventory but it turns out that the builders are offering the best pricing, best terms, and best concessions. Plus from a buyer's standpoint there is a high probability that the sale can close versus waiting and waiting for the short sale lenders to get off their rear ends and get the transaction done.
