Parent Purchasing Power
Remember when your child was small and you worried about college tuition? Welcome to the new world where now you also are invested in helping your child purchase their first home or condo. We all started somewhere and now it is your child's turn to start their home ownership journey. It is exciting and scary to our children, and it is costly to us, as their parents. However, one of the best things we do as parents is to give our children a good start in today's world. Victoria and I work together as partners and as Mother/Daughter. We are very familiar with your situation. As my daughter, and now my trusted partner, Victoria has grown up in the real estate business. Along with her two Bachelor of Arts from the University of San Diego, Victoria as an MSRE (Master of Science Real Estate) and will shortly have her MBA completed. Victoria is also a licensed real estate broker in California. So you will have a well rounded person working with your child.My husband and I have lived the journey into real estate you are beginning with your child. We helped Victoria purchase her first condo several years ago. It was an eye-opening experience for Victoria to become a "homeowner."
Now it's your turn. Here is an overview of the process and the service we will provide fopr you as parents, and your child as a new buyer.
We will meet with your child to find out what they want. If you are in town, we encourage you to be at this meeting.
We will meet or talk with you to find out what you want for your child.
We will discuss areas and future appreciation possibilities.
We will begin the research and purchasing process. Some of our parent clients purchase in their name and have their child live in the property. Some of our parents cosign with their child, and some of our parents help with downpayment and costs, but have the property purchased in their child's name. There are a variety of ways to accomplish a purchase and we will explore the options you have.
We will begin the financing process in earnest. In this day and age, financing is the most critical part of the sale. We have reputables lenders we haved worked with for our parent/child purchases, but if you have a strong lender in today's market, that is fine. We just want your child to be in the storngest position when offering on a designated property.
We will provide you with as much information as you want regarding the marketplace where you and your child are considering a purchase. Research is a key ingredient to our service. Some locations have excess inventory, some have significant bank owned properties, and some properties are in stronger areas with more competition from qualified. buyers.
We will begin to show your child and/or you proeprty that meets your search criteria.
We will let you know our knowledge of areas, buildings, potential resale. As a parent, location is very very important. We want a place where your child will be safe if they are coming home at 1 a.m. Area is critical for your peace of mind and in addition resale values.
We will not "steer" you or your child toward any property we would not consider purchasing if we were in your circumstances. We ill caution you if we feel there may be a question about a purchase decision or future sale potential due to property condition. Of course we cannot read the marketplace, but we have experience to understand sometimes one property is better than another property due to either location, price, or condition. We will convey our opinion, if asked, and you can make your own final decisions. It is critical to us that you know whatever we know and that we research anything you feel is important to you in your circumstances.
Victoria and I take seriously our responsibilities to you and your child in the pursuit of purchasing their first property. We will endeavor to always do our best and share our knowledge. If we don't know the answer to a question, we will help you research the answer.
