    If you are what we call an "Absent Owner", you have different needs than someone living in their property. Here is some information that may be informative. This is a work in progress, so check back to see what we have added to increase your knowledge.

    Homeowner Associations

    If you decide to rent your unit make sure you read your homeowner documents very carefully.  Are there rules or regulations for or against rentals?  Do you know what the pet policy of the HOA is?  Whatever rules you are obligated to follow, your tenant will also have to follow.  If your tenant breeches the rules, it will be you as the owner who will pay the penalty.  Make sure you understand each and every rule so you can explain to the tenant and have the tenant sign that they understand and will follow the rules. 

     

    Need Tax Deduction Information for your Rental?

    Many rental home and condo expenses are deductible.  Keep good records and take a minute to read the IRS 527 Publication so you know what you can deduct and what you cannot deduct.   IRS Form 4562 will also help clarify what is depreciation and how you have to handle it for a rental property.
