    How do you figure out the value of your Downtown San Diego condo?  In this market, it will be critical to to compare the past sales with the most recent sales.  The last 90 days are really the most important timeframe in today's marketplace.  Appraisers will look first at your building and then comparable buildings in your Downtown District.  There is much more than just square footage that is entered into the equation. Things to consider are:

    • Bedrooms and Baths plus Square Footage
    • Downtown San Diego District, i.e., Marina, Little Italy, East Village, etc.
    • Parking places and their location
    • Floorplan
    • Views and windows
    • Ceiling Heights
    • What floor are you on?
    • Updates, Kitchen and baths are the key
    • New appliances
    • Porch, balcony, terrace adds to value
    • Wood floors carpet
    • Recent Upgrades
    • How does the unit show? Clean, neat or cluttered?
    • Know the pluses and minuses of your unit.
    • Common areas? Clean? Easy access?
    • Concierge?


    You can also check to see how your unit compares to current units available for sale  by using our MLS (Multiple Listing Service) "Search Downtown Condos" and search by building.  Buyers are going to look at as many units as they can within their price range. We also suggest being aware of what new units are offering for sales concessions. Although new unit inventory is shrinking, there is still builder units available. Buyers will chose what suits them best in their price range.


    What you owe or paid for the condo has nothing to do with its current value. If you added value then you will need the numbers and the actions.
